Development Update on Belmont, Jonquil

Belmont DSC_0710Dirt is being moved and concrete block is going up at the Jonquil Shopping Center site. Jonquil, a mixed-use development, will home to the newest Publix store in Cobb when it opens in the spring of 2017.

The project, heavily anticipated by the Smyrna community for years, will see Publix occupy a 45,600-square-foot space.

Located on the northwest corner of Atlanta Road and Spring Road, is at a high-traffic intersection that sees nearly 46,000 vehicles per day. While the nearest Publix is three miles away, the new Jonquil store is well-positioned to support the new residential communities springing up along the Atlanta Road corridor, including luxury apartment communities Alta Belmont and the tentatively named Alta Jonquil under development by Wood Partners. The Publix at Jonquil will have a pharmacy and will bring 100 new jobs to the community.

“We have worked with Publix for years and are thrilled to finally bring a Publix store to this part of Smyrna,” said John Brozovic, Regional Leasing Director at Halpern Enterprises. “Publix is a high-quality brand, and tenants appreciate the customer base they attract. This Publix will certainly benefit the 35,000 households surrounding Jonquil.”

The 60,000-square-foot Jonquil shopping center, developed by Halpern Enterprises and currently under construction, also has Atlanta-based chain Willy’s Mexicana Grill as a committed tenant in addition to Publix. Numerous other leases are currently under negotiation with national and local retail and restaurant brands.

Jonquil is Halpern’s fifth Publix anchor, joining a store currently under construction at Dawson Crossroads in Dawsonville, Ga., and stores at Cheshire Square in Atlanta, Ga., The Village at New Georgia in Dallas, Ga., and The Shoppes at Royale, recently sold by Halpern, in St. Petersburg, Fla.

Belmont, the 48-acre mixed-use development at the intersection of Windy Hill Road and Atlanta Road in Smyrna, Georgia, is nearing completion.

The Shops at Belmont has only 1 shop space remaining (1400 SF), and Halpern is seeking a soft-goods retailer to complete the modern mix of retailers and restaurants.

  • Ms. Heel, a modern shoe boutique
  • Cielo, a Mexican restaurant concept

The 30,000 SF, Class “A” Belmont Physician Center is now pre-leasing.

Halpern is planning to bring a medical office building to Belmont — the Belmont Physician Center. The 2-story, Class “A” building will be 30,000 SF and is currently pre-leasing.
